COMES NOW, Plaintiff, BLAIKIE PROPERTIES & MANAGEMENT, LLC (Plaintiff), a Florida limited liability company through its undersigned counsel, sues defendants, VIRGIL DEAN ST. PIERRE AKA DEAN ST. PIERRE, ST. PIERRE INSURANCE AGENCY, INC., and LINDA ST. PIERRE (Defendants), if alive, and, if dead, Defendants unknown spouse, heirs, devisees, grantees, judgment creditors, and all other parties claiming by, through, under, or against Defendants; the unknown spouse, heirs, devisees, grantees, and judgment creditors of Defendants, deceased, and all other parties claiming by,
through, under, or against Defendants; and all unknown natural persons if alive, and, if dead or not known to be dead or alive, their several and respective unknown spouses, heirs, devisees, grantees, and judgment creditors, or other parties claiming by, through, or under those unknown natural persons; the several and respective unknown assigns, successors in interest, trustees, or any other person claiming by, through, under, or against any corporation or other legal entity named as a defendant; and all claimants, persons or parties, natural or corporate, or whose exact legal status is unknown, claiming under any of the above named or described Defendants or parties or claiming to have any right, title, or interest in the property described in this complaint, and alleges:
1. This is an action to quiet and confirm title of Plaintiff in and to lands located in DeSoto County, Florida.
2. Plaintiff owns the following described property in DeSoto County, Florida: The Westerly 60 feet of the Southerly 392.34 feet of the East 1/2 of the Southwest 1/4 of the Southwest 1/4 of the Northwest 1/4 of Section 25, Township 39 South, Range 23 East, DeSoto County, Florida.

The West 1/2 of the West 1/2 of the Southwest 1/4 of the Northwest 1/4 of Section 25, Township 39 South, Range 23 East, Less the Southwest 1/4 of the Southwest 1/4 of the Northwest 1/4 of Section 25, Township 39 South, Range 23 East, DeSoto County, Florida.

The East 1/2 of the Northwest 1/4 of the Southwest 1/4 of the Northwest 1/4 of Section 25, Township 39 South, Range 23 East, DeSoto County, Florida.

3. On July 5, 2023, DeSoto County of conveyed the Property by tax deed to BLAIKIE PROPERTIES & MANAGEMENT, LLC that deed being recorded on 07/19/2023 as Instrument Number 202314007272 in Official Records of the Public Records of DeSoto County, Florida (the Tax Deed). A copy of the Tax Deed is attached and marked Plaintiffs Exhibit A.
4. At the time BLAIKIE PROPERTIES & MANAGEMENT, LLC acquired title by tax deed, record title was in VIRGIL DEAN ST. PIERRE AKA DEAN ST. PIERRE name, by virtue of Quit Claim Deed dated 04/09/1996, and recorded on 04/16/1996 in Book 0362 Page 0927 of the Official Records of the Public Records of DeSoto County, Florida. A copy of that deed is attached and marked Plaintiffs Exhibit B,
5. At the time BLAIKIE PROPERTIES & MANAGEMENT, LLC acquired title by tax deed, could on title remains by LINDA ST. PIERRE by virtue of a Quit Claim Deed 04/09/1996, and recorded on 04/09/1996 in Book 0276 Page 1138 of the Official Records of the Public Records of DeSoto County, Florida. A copy of that deed is attached and marked Plaintiffs Exhibit C
6. At the time BLAIKIE PROPERTIES & MANAGEMENT, LLC acquired title by tax deed, could on title remains by ST. PIERRE INSURANCE AGENCY, INC., by virtue of a Trust Deed 11/14/1990, and recorded on 11/21/1990 in Book 0362 Page 0554 of the Official Records of the Public Records of DeSoto County, Florida. A copy of that deed is attached and marked Plaintiffs Exhibit D.
7. Any and all claims, right, title, or interest of VIRGIL DEAN ST. PIERRE AKA DEAN ST. PIERRE, ST. PIERRE INSURANCE AGENCY, INC., and LINDA ST. PIERRE; to the Property described in this complaint have been extinguished by the Tax Deed, and Plaintiff is the true record title owner of the real property and the legal and equitable owner in fee simple, and, as such, is entitled to have its title to the real property quieted and confirmed by the court under the provisions of F.S. 65.081.
8. Pleading in the alternative, Plaintiff requests that, if this court determines that the Tax Deed title is void as to VIRGIL DEAN ST. PIERRE AKA DEAN ST. PIERRE, ST. PIERRE INSURANCE AGENCY, INC., and LINDA ST. PIERRE, the court determines in its final judgment that Plaintiff holds a good and valid lien on the Property for the amount of money paid by Plaintiff, together with interest, the fair cash value of all maintenance and permanent
improvements Plaintiff has made, and the costs of this action, including attorneys fees.
WHEREFORE, Plaintiff demands judgment against Defendants removing the clouds from its title to the Property and quieting the title in its name.
